2. Financing Your Home Purchase

Our Next Step Is To Assist You With Home Financing...

We routinely suggest at our initial consultation that, even though you are anxious to begin the search for your new home, you should simultaneously start the financing process. This process has many steps all of which progress simultaneously with the actual home hunting.


Your first step is always to figure out how much you can afford.

Because there are many lenders and loan products, you should begin meeting with lenders and learning about the various financing programs. During these visits, you should request a written estimate of the amount of mortgage that you will qualify for. This is known as a Pre-Qualification letter. You can, and should, visit with a number of lenders to learn as much as you can about home loans.  

Once you have reached this stage of the process, we can refine our Home Hunter Worksheet. Now that we know what you can afford, we can begin to search for homes that are appropriate for you.  Before discussing the other steps in the home buying process, we should continue with what you need to do to finish up the financing process.

 

Our contribution is to provide you with the tools you need to help you to evaluate lenders and loans, and, if you wish, advise about making your final decision.

  • A step by step guide to Home Financing
  • A Loan Application checklist so you will be prepared for meeting lenders
  • A mortgage shopping worksheet to interview lenders and the questions you should ask to compare the lenders, and the loans that they are offering.
  • A set of Mortgage Loan Calculators that evaluate the differences between loans, and help you decide what is best for you. This is information that lenders will not provide, and is not usually available to, or used by, most borrowers.

 

With all of these tools at your disposal, your next step is to Shop, Compare, and Negotiate for the best loan with the best possible terms.

As you prepare to make the decision about your  lender, and which best loan for you, the Evelyn Bruder Team of Buyer's Representatives are available to provide you with advice and assistance prior to your final financing selection. 

 

The financing process comes to a close with the next 2-steps:

  1. When all of your documentation has been submitted and verified, the lender will         Pre-Approve you for that loan and provide you with a Pre Approval letter. With Pre-Approval in hand your offer to purchase a home has real power since the seller knows that financing is not going to be a problem and spoil the deal at the last minute.

  2. Final approval comes just before you close on your home when your lender's "Underwriting Department" verifies that nothing has changed since Pre-Approval.
